MOLD, CONTAMINENT & POLLUTANT REMEDIATION

Water “Mitigation” and/or “Treatments”, will be addressed by varying Physical Inspections, Testing and Reporting, to support the basis for “Salvage” of Building Components or Content Item(s). The above will be utilized to support a Protocol, i.e. Actions for Remediation Contractors to perform varying Water Remediation Services utilizing a combination of Water Extraction, Dehumidification and Demolition. The above involving Advanced Techniques and Equipment, in efforts to Remove or Extract Water and/or Moisture affecting the Building Components and Content Item(s) contained within same.

NOTE: Under most Insurance Policies, Insurance Coverage of Mold, Contaminants & Pollutants, inclusive of Testing, as well as Remediation/Abatement is usually Limited, Restricted or Excluded. Specific Policy Coverage Interpretation is required, to establish Coverage Limits (If Any), prior to engagement of a Mitigation Contractor, so that Costs/Budgets, can be reviewed for Coverage.

Mold, Contaminant & Pollutants, can be the direct Cause of Loss, or more often a subsequent Cause of Loss, from Fire and Other Allied Lines. Identifying and documenting the Type of Exposure, the Level of Exposure, the physical Property Exposed, including Buildings, Land, Water, etc. presents a unique challenge for our Clients.

Industrial Hygienists and other Environmental Experts and Specialists must be immediately engaged and deployed to physically observe the overall Building or Site Condition as a result of the “Contamination”. They must provide immediate instruction for Proactive Measures and/or Actions to be taken (if any), utilizing “Specialty Remediation Contractor(s)”, i.e. those whom have or possess the required Credentials, Experience, as well as Local and State Licensing.

Proactive Measures:

  • Prevent Further Contamination and Isolate
  • Protect Property from Further Damage and Isolate Exposure
  • Protect Persons and Personnel from Exposure, Bodily Injury or Harm

Industrial Hygienists and other Environmental Experts and Specialists must conduct varying Testing, Sample Removal, Lab Filing and Result Analysis, determining the Type of Contaminant(s) and/or, Level of Contaminant(s)/ Contamination as well as Exposure and/or Affected Area(s), of Building and/or Site, inclusive of Land, Water, (either Surface or Subsurface).

Establishing and Develop a Required Protocol, i.e. Method and Standards of Procedure for Remediation Contractor to complete Remediation/Abatement, “Scope of Work”, defining All Aspects in which same is to be conducted, listing specific Actions, Equipment and Methods, all within the Required EPA, Federal and State Regulations and Guidelines.

Supervise Project and Monitor Project, ensuring that the Protocol is being followed explicitly.

Post Testing, Affected Area(s), of Building and/or Site, inclusive of Land, Water, (either Surface or Subsurface), confirming that Remediation/Abatement has been affectively achieved.

Subsequent Measures:

  • Testing, Monitoring (Scope of Damage)
  • Development of Protocol
  • Remediation/ Abatement Contracting
  • Supervision/ Project Management
  • Post Testing & Monitoring
